What is soft-wash roof cleaning?

Soft washing cleans a roof with low water pressure and a biodegradable cleaning solution that kills and lifts algae, moss, and lichen at the source.

Those dark streaks are typically algae growth, not dirt. Left alone, growth holds moisture against your shingles and dulls your home’s curb appeal. Soft washing removes it without blasting away the protective granules your shingles depend on.

Soft wash vs. pressure wash

Both clean a roof. Only one is gentle enough for asphalt shingles.

Soft washing (what we do)

✓ Low pressure, similar to a garden hose

✓ Cleaning solution kills growth at the root

✓ Keeps the protective granules on your shingles

✓ Results last longer because growth is killed, not just rinsed off

Pressure washing

✕ High pressure can strip the protective granules off shingles

✕ Can force water under shingles and into the attic

✕ Blasts off surface growth but may leave roots behind

✕ Can shorten the life of your roof

What we clean off your roof

Growth and buildup hold moisture against your shingles. Here’s what our soft wash removes.

Black algae streaks

The dark stains running down many roofs are algae growth, not dirt.

Moss

Holds moisture against shingles and can lift their edges over time.

Lichen

Crusty growth that grips the shingle surface and is hard to remove without harsh methods.

Mildew and mold

Thrives on shaded, damp slopes and dulls the look of the whole roof.

Dirt and pollen film

Builds up over the dry season and traps moisture when the rains arrive.

Tree debris and stains

Leaves, needles, and the stains they leave behind on roofs under trees.

How our roof washing works

A gentle, careful process that protects your roof and your landscaping.

1

Free roof assessment

We inspect your roof, identify what’s growing on it, and confirm soft washing is right for your shingles.

2

Protect and prepare

We wet down and protect plants, patios, and landscaping before any solution is applied.

3

Soft wash

A biodegradable solution is applied at low pressure and given time to kill growth at the root.

4

Rinse and walkthrough

We rinse the roof and surrounding areas, clean up, and walk you through the results.

Wash first, then protect

A clean shingle surface lets Roof Maxx penetrate more effectively, so for roofs with algae or moss we often recommend washing first. Ask about bundling when you contact us.

Roof washing FAQ

What is soft washing, and how is it different from pressure washing?

Soft washing cleans your roof with low pressure and a biodegradable cleaning solution that kills algae, moss, and lichen at the source. Pressure washing relies on high-pressure water, which can strip protective granules from shingles and force water underneath them.

Is soft washing safe for my shingles?

Yes. Soft washing uses low pressure, similar to a garden hose, so it cleans without stripping the granules that protect your shingles.

How often should a roof be washed?

It depends on shade, tree cover, and moisture. Roofs under trees and on shaded slopes typically see growth return sooner. We’ll recommend a schedule based on what we see at your assessment.

Will roof washing fix a roof leak?

No. Roof washing removes growth and buildup but doesn’t repair leaks, damaged flashing, or missing shingles. Leaks need to be repaired first; we can assess washing afterward.

Should I wash my roof before a Roof Maxx treatment?

If your roof has algae, moss, or heavy buildup, we usually recommend washing first. A clean shingle surface lets the Roof Maxx treatment penetrate more effectively.

Are the cleaning solutions safe for plants, pets, and my family?

We use biodegradable solutions, and we wet down and protect plants and landscaping before we start and rinse them afterward. We’ll walk you through any precautions for your home at your assessment.
