Roof Maxx is a plant-based roof rejuvenation treatment for asphalt shingles. Here’s the science behind it, what the treatment does, and what to expect when we apply it to your Sacramento roof.

Why asphalt shingles age

Asphalt shingles are flexible and waterproof because of the oils inside them. Sacramento’s climate slowly takes those oils away.

Sun, heat, and UV bake out the oils

Long, hot, dry summers and constant UV exposure gradually pull essential oils out of your shingles.

Shingles dry out and stiffen

Without those oils, shingles lose flexibility and start shedding the granules that protect them.

Brittle, curling shingles no longer shed water well. Winter rain finds its way underneath, leading to leaks, rot, and mold.

What Roof Maxx does

Roof Maxx is a bio-oil that is sprayed onto your shingles and penetrates them, replenishing the oils that Sacramento’s sun and heat have baked out. According to Roof Maxx, it was developed in partnership with Battelle Labs.

The goal is shingles that perform closer to how they did when new: more flexible, better at shedding water, and less likely to crack, curl, or shed granules. Each treatment adds up to 5 years, and it can be repeated up to three times.

From first inspection to final walkthrough, here’s how a Roof Maxx treatment goes.

We confirm your shingles are a good candidate and that no leaks or damage need repair first.

Wash if needed

If algae, moss, or heavy buildup is present, we soft-wash first so the treatment penetrates evenly.

Plants, patios, and landscaping are protected before we start.

Bio-oil application

A specialized sprayer applies Roof Maxx evenly, typically in 2–3 hours, with no tear-off, dumpsters, or nails.

Cleanup and warranty

We clean up, rinse any overspray, and walk you through the work. Your treatment is backed by the Roof Maxx 5-year transferable warranty.

How Roof Maxx works: common questions

How does Roof Maxx work?

Sun, heat, and UV gradually bake the oils out of asphalt shingles, leaving them dry and brittle. Roof Maxx is sprayed onto the roof and penetrates the shingles, replenishing those oils to restore flexibility and waterproofing.

What is Roof Maxx made of?

According to Roof Maxx, it is a bio-oil derived from natural, sustainable plant-based resources. It is fully biodegradable and EPA-compliant. We protect landscaping during application and rinse any overspray before leaving your property.

When is the best time to treat a roof?

Earlier is better. Shingles that have lost some of their oils but are still structurally sound respond best. Roofs about 5–20 years old with early to moderate signs of aging, such as brittleness, granule loss, or minor curling, are the best candidates. A free assessment confirms it.

How long does a treatment last?

Each treatment lasts up to five years and is backed by the Roof Maxx 5-year transferable warranty. It can be applied up to three times, about once every five years, for up to 15 years of added roof life. Results depend on your roof’s condition.

Does Roof Maxx work on every type of roof?

No. Roof Maxx is designed for asphalt shingle roofs, the most common roof type in the Sacramento area. It is not designed for tile, metal, wood shake, or flat roofs. The free assessment will tell you clearly whether your roof qualifies.

What if my roof already has leaks or damaged shingles?

Leaks and damage need to be repaired first. Roof Maxx rejuvenates shingles but does not repair active leaks, damaged flashing, or missing shingles. We’ll fix what needs fixing, and then assess whether a treatment still makes sense for the rest of your roof.
